Homebuyer Incentives

Provides prospective homebuyers who desire to purchase a YNDC Green Home with homeownership training and down-payment assistance of up to $10,000.

• Energy efficient homes renovated to green standards and sold by YNDC.
• Household income must be at or below 50 percent of the area median income.
• Participate in free pre and post purchase homebuyer training.
• Must serve as primary dwelling for a minimum of 3 years.
• Down-payment assistance grant of up to $10,000 or 20 percent of the purchase price, whichever is less.
• Buyers may also be eligible for the City of Youngstown Home Buyer Assistance Program.

The Community Loan Fund is available for housing in six neighborhoods including Idora, Crandall Park, Brownlee Woods, Garden District, Handel’s, and Lincoln Knolls.

• The Community Loan Fund provides below market, low-interest, mortgage loans to eligible homebuyers that cannot obtain affordable, conventional mortgages.
• The maximum term for the loan is 30 years.
• The property must be a single family home and located in a strategic neighborhood.
• The property must be the homebuyer’s primary residence.
• The borrower must contribute a minimum of 3% of the acquisition cost toward the purchase of the home.
• Borrower income cannot exceed 120% AMI (i.e. $66,840, 4 person household).
• Generally, the minimum credit score needed to qualify is 600.
• The maximum loan amount is $75,000.

HMHP employees are eligible for $3,000 to assist them in making the necessary down payment and other related costs required for home ownership under the HOPE VI program. The $3,000 will be considered a loan that will be considered paid-in-full after the employee completes three years after the date of home purchase of both continuing to work for HMHP and continue to reside in the home. The loan will be reduced by a third each of the three years.

• Must be an HMHP employee with a hire basis of 32 hours or more and in good standing.
• HMHP employees’ current length of service is greater than or equal to two years.
• HMHP employees’ annual income is up to $24,000 or family income is up to $41,700.
• Must participate in HMHP Hope VI Development Program.
• Must meet and maintain all YMHA Hope VI and HMHP criteria.
